Planning to extend or rebuild?

For the majority of communities in the North East, their main direct experience of the planning system comes when they or a neighbour plan to build a house extension, or for the lucky few, their dream home.  The internet offers a bewildering array of different general advice on most scenarios, not least of all whether your project requires consent or not. However at some stage most people accept will need the help and reassurance of a involving a professional in their project.  This is where we fit in, everything from preparing a simple drawing of your site to accompany your DIY application to the design of your dream extension or new home.

For those of you with a strong sense of what you are after, unlike other design companies we won't impose anything on you that will change your ideas, we will always try to get consent for what you want, it's your home afterall! We will however advise you on the likelihood of sucess and give you practical suggestions.

For local homeowners we offer a £75 call out service for which we offer advice on constraints, policies, design possibilities and likelihood of success.

 

Fees

 

We do not offer % based fees (traditional industry practices for planning stage drawings are typically between 2-3.5% of the eventual build cost), our fees are fixed price based on an intial quote and because we are a small company, our fees do not attract 20% VAT. Please contact us for more information on pricing for your bespoke project as fees vary depending on the size of the property and the complexity of work involved.  Some example fees are shown below:

 

Planning application for a rear house extension £1250*

Lawful development certificate application for a small rear extension £500*

Pre application advice submission for a new dwelling in a rear garden £750*

Drawing for builders quotes, detached garage £200

Planning application for a new detached house £3100*

How does the process normally work? 

 

Upon accepting a quote, typically the first stage we undertake is to visit site for a measured survey of the building or land which will be the subject of the application. Next we establish the project brief with the customer. We will then prepare the design/application documents typically in 2-3 weeks. Aycliffe Planning Services will then act as your agent throughout the planning application process.  Our customers do not need to liaise with the council and all correspondance is handled by us until the application has been determined.
